Renters and Owners of Condos or Townhomes
Renters of any residence, as well as owners of shared roof residences (such as a duplex or condominium or townhouse), must send an addendum to the application. The addendum letter on letterhead from your Landlord or HOA must contain certain verbiage in order to verify and protect your right to keep your GSD on the premises, even if the management, ownership, pet policies, or HOA bylaws change in the future. This letter serves to create an enhanced right to your continued ownership of your dog, even if building ownership, management, pet policies, or HOA bylaws change. A copy of your current lease or HOA bylaws is not what we are interested in, so please save yourself time and do not send those.
Landlord Letter Requirements
- If you rent a house or apartment, own a Condo regulated by a Condo board, (this is called a shared roof residence), live in a Duplex, (also called a shared roof residence), or live in any other multi-family or shared roof housing, this applies to you.
- We will need a letter from your landlord or shared roof board with a signature/date on letterhead. Please note that a copy of your pet policy is NOT sufficient, as pet policies may change during the duration of your ownership of your GSD, particularly in lease situations, and in shared roof housing situations. The letter must:
- Indicate that you have full permission to own a German Shepherd Dog (specifically) on the premises for the duration of your lease (or the duration of your ownership if you own a shared roof residence).
- Indicate that the permission is applicable to any lease extensions or lease re- negotiations, regardless of any changes in the property pet policies. Or, if you own a shared roof residence, that the board grants you the right to continue to own this particular dog even in the face of any deed restriction or policy changes. (This is basically a “grandfather clause” that says any changes to the property’s pet policies which would disallow renters, or owners of shared roof residences, to own a German Shepherd Dog on the premises, will not apply to this specific dog).
- Be signed by someone with the authority to grant this permission, for example by the actual owner or responsible party for the property, or a board member. The temp working in the rental office, for example, does not have this authority.
